About Plinth

What is Plinth?

Plinth is a web platform for Singapore property agents. Enter a property address and Plinth brings back the research. From the same material you build private client briefs, listing videos, reels, room redesigns, 360° virtual tours and your own agent website, and you follow up with clients. Plinth is operated by AUDEOBASE PTE. LTD. and runs in a browser, with nothing to install.

Who is Plinth for?

Plinth is for Singapore property agents, and for people selling their own home. The Solo plan is for newer agents or a home seller, Pro is for working agents, and Max is for agents with a lot of listings on the go.

How much does Plinth cost in Singapore?

Plinth costs S$49 a month for Solo, S$99 a month for Pro and S$199 a month for Max, all in Singapore dollars. Paying yearly costs S$490, S$990 or S$1,990, the same as 10 months. See what is in each plan.

Is there a free trial?

Yes. The free trial is 14 days of Pro, with trial limits. A card is needed to start and nothing is charged for 14 days. Cancel before day 14 and you pay nothing; otherwise Pro starts at S$99 a month and the first payment is taken on day 14. There is one trial per person and per card.

Does Plinth work for HDB and condo listings?

Yes. Plinth is built for Singapore property: HDB flats, executive condominiums (ECs) and private condominiums, for sale or for rent. Research starts from the address and brings back the property facts, recent transactions, what is planned nearby, and nearby schools, amenities and transport with walking routes and journey times. Briefs, videos, reels, redesigns and tours are made from your own photos, clips and details.

What tools does a Singapore property agent get in Plinth?

One subscription covers address research and client briefs with read tracking, property news with drafted client messages, a client list, Conversations with live help on calls, a listing video maker, a reel maker, the Redesigner and 360° virtual tours, and a personal agent website with viewing bookings. You upload the photos, clips and details once and every piece is made from them. Conversations and the agent website are in Pro and Max.

What can buyers see in a Plinth client brief?

A buyer sees a personal web page about the home, written for them, with only the sections the agent picked. It opens in a browser on a phone or a computer, with no account and no app, and shows nothing of the agent's other listings or clients. The agent sees which sections were read, how long the client stayed and when they came back.

How does live help on calls work?

In Conversations, the agent turns on Live help before recording a call or viewing. Plinth then hears the client's questions and puts the answer on screen while the agent talks, from the details saved for that property and a library of Singapore transaction rules. With Live help off, Plinth transcribes after the recording. Either way the conversation becomes notes, answers and follow-up tasks and messages. Conversations are in Pro (10 hours a month) and Max (20 hours a month), not in Solo.

Can Plinth build me an agent website?

Yes, on Pro and Max. Plinth builds a website under your name with every listing you are marketing. Its chatbot answers clients only from the facts you entered for that listing, and clients book a viewing slot on your site and you confirm it in Plinth. The site is link-only, so the people who see it are the ones you send it to.

Research and data

What does Plinth find for a Singapore property address?

Enter the address of an HDB flat, EC or condo and Plinth brings back the property facts with its remaining lease, recent sale and rental transactions, the price trend, primary schools within 1 km and 2 km, MRT and LRT stations and bus stops with walking times, hawker centres, parks and polyclinics within 1 km, and what is planned for the area. There is nothing to upload first. Every fact keeps its source on your side, so you can check it before a client sees it. See property research.

Can I see HDB resale prices near a flat?

Yes. Plinth reads HDB resale transactions from data.gov.sg, including the historical records back to 1990, and matches them to the block and street. You see what units at the address and around it sold for, with flat type, storey band, floor area and remaining lease, and how prices have moved. A client brief can carry these as its Recent sales section.

Does Plinth show condo and EC transactions from URA?

Yes. For private homes and ECs, Plinth uses URA private residential transactions and rental contracts, refreshed twice a week. It shows what units in the development sold and rented for, price per square foot, comparable units and the price trend, and for rentals what similar units rent for.

Which primary schools are within 1 km, and what does that mean for P1 registration?

Plinth lists the primary schools within 1 km and between 1 km and 2 km of the address, from MOE school data, and maps them. In P1 registration, living within 1 km gives priority at balloting when a phase is oversubscribed; it is not a promised place, and Singapore Citizens rank above Permanent Residents in every distance band. A child admitted on distance priority must stay at that address for 30 months, and the brief explains this to parents in plain words.

How does Plinth work out the walk to the nearest MRT?

Plinth routes the walk on OneMap, from the home to each nearby MRT or LRT station, and shows the walking time and the route on a map. Bus stops within 500 m come from LTA DataMall with the services that stop there. Places further away get a public-transport or driving time instead of a walk.

Does Plinth show future plans and new developments near a property?

Yes. The Future plans section shows what is coming to the area: road projects, URA infrastructure works, park works, the HDB Neighbourhood Renewal Programme and Lift Upgrading Programme, and recent Government Land Sales (GLS) sites nearby with what they sold for. For private homes it can add upcoming supply from URA. Project dates are targets, and the brief says so.

Can Plinth calculate stamp duty, ABSD and the cash a buyer needs?

Yes. A brief's Purchase costs section works out Buyer's Stamp Duty (BSD), Additional Buyer's Stamp Duty (ABSD) by residency and the number of homes already owned, legal and valuation fees and the other upfront costs, so the buyer sees the cash needed before completion. It can also show the loan and first monthly repayment, CPF usage, property tax and rental yield. These are general calculations from the published rates, not tax or financial advice.

What ABSD rates does Plinth use in 2026?

Plinth uses the ABSD rates in force since 27 April 2023. Singapore Citizens pay 0% on a first home, 20% on a second and 30% on a third or later; Permanent Residents pay 5%, 30% and 35%; foreigners pay 60% and entities 65%. Under free trade agreements, nationals of the United States, and nationals and Permanent Residents of Iceland, Liechtenstein, Norway and Switzerland, pay the citizen rates. Each rate set in Plinth carries the date it took effect.

Does Plinth check LTV, TDSR and MSR loan limits?

Yes. The loan calculation applies the loan-to-value limit (75% for a first housing loan, 45% for a second, 35% for a third), the Total Debt Servicing Ratio of 55% at a 4% stress rate, and for HDB flats and ECs bought from the developer the Mortgage Servicing Ratio of 30%. The lowest of the three sets how much the buyer can borrow. Enter the buyer's income and age to show it in the brief.

Does Plinth work for rental listings?

Yes. Choose For rent, or Both, when you start a deck. A rental brief shows what similar units rent for, what it takes to move in (deposit, stamp duty on the tenancy and the first month), what the rent includes and the lease terms, including the minimum stay for HDB flats and private homes. It never asks for an asking price.

Client briefs and follow-up

How do I make a client brief for a property viewing?

Start a new deck from the address, choose for sale or for rent, pick the client and tick the sections they need: The home, Schools, Daily life, Transport, Purchase costs, Recent sales and Future plans, plus sections you write yourself. Add your photos, preview it, then share one private link. The brief is written in plain words for that client, and you can edit any of it before it goes out. See client briefs.

Can I change how a client brief looks?

Yes. Each brief has its own style, picked when you start it and changeable later: Classic, the restrained Warm Linen, Mist Blue and Soft Stone, or the colourful Blue Porcelain, Terracotta Courtyard and Lilac Glass. The client sees exactly the style you previewed.

Can I see if a client opened and read my brief?

Yes. Activity shows when the brief was opened, which sections were read and for how long, when the client came back, and when a second device opened it, which usually means it was forwarded. The brief shows the client a notice that their viewing activity is visible to you before anything is recorded. Treat reading as a reason to follow up, not as proof of intent to buy.

Can buyers ask questions inside the brief?

Yes. Each brief has Porter, a chat that answers the usual questions about the place from the brief's own facts: the walk to the MRT, the buses, the lease, the cash needed, CPF use, and for rentals the rent and who can stay. It does not make anything up. A question it cannot answer is passed straight to you, and Activity shows what each client asked.

How does Plinth help me follow up with past clients using property news?

News summarises Singapore property news from sources such as HDB, URA, IRAS, CPF, MAS, MND, LTA and the main newsrooms, with the key figures in bold and the source behind each story. For a story, Plinth drafts a short message for the kind of client it affects (buyer, upgrader, owner, investor or tenant), and suggests the clients it fits. You edit it, then copy it or open it in WhatsApp; nothing is sent for you. See property news.

Does Plinth keep a list of my clients?

Yes. Clients holds each client's name, phone number and the areas they watch, with the briefs you sent them and the news that fits them. Message any client on WhatsApp from their row. Phone numbers are encrypted before they are stored.

How should I follow up with a property buyer after a viewing?

Follow up on what the buyer actually asked and read. In Plinth, the brief shows which sections they spent time on, Conversations turns the viewing into notes, open questions and dated follow-up tasks, and drafts a viewing recap message for you to edit and send from your own phone. That way the next message answers their real concern instead of asking whether they are still interested.

Conversations and live help

What does Conversations do?

Conversations records a call or a viewing, with everyone's consent, or takes a recording you already have, and turns it into a transcript, a summary, the client's budget, areas, needs and concerns, answered and open questions, and follow-up tasks with due dates. It then drafts the follow-up, viewing recap or seller update for you to edit. Record from a WhatsApp call on your laptop, in person, or on speakerphone. See Conversations.

Which Singapore property rules can live help answer?

Live help draws on a library of 43 Singapore transaction rules in 7 groups (buying, selling, renting, loans and cpf, stamp duties and tax, agent duties and law and privacy and recordings), each with its official source and the date it was last checked. It covers the HDB minimum occupation period (MOP), the HFE letter, eligibility and income ceilings, ethnic and PR quotas, EC rules, BSD, ABSD and SSD, LTV, TDSR and MSR, CPF use and refunds, rental rules, and CEA rules for agents, including advertising. The rules are reference guidance, not legal advice.

Can an HDB owner sell before the MOP, or buy a condo before selling the flat?

These are among the questions live help answers on a call, from the rules library with the official HDB source shown. In general an HDB flat cannot be sold on the open market, and its owners cannot buy a private home, until the minimum occupation period (MOP) is met: five years for most flats and ten for Plus and Prime flats. Buying a private home while owning an HDB flat has its own conditions. Plinth shows the rule and its source so you can confirm the details for the client's own case.

Does Conversations understand Singlish and Mandarin words?

Yes. Transcripts are written in Singapore English, and Singlish and Mandarin words are kept as spoken. Common property shorthand such as nego, reno, tmr and bdrm is understood, and prices said in Chinese numerals are read correctly.

Which plans include Conversations?

Conversations is in Pro, with 10 hours of conversation a month, and Max, with 20 hours a month. It is not in Solo. The 14-day trial includes 60 minutes to try it.

Media: videos, reels, redesigns and 3D tours

How do I make an HDB or condo listing video?

In Plinth's listing video maker, add the room photos and clips you already have, set their order, and Plinth drafts the narration and the price and facts card. You check the script and every property fact, make the voice-over, choose music, and Plinth renders the film in full HD (1920 by 1080 at 60 frames a second). There is no filming day. Solo makes 3 listing videos a month, Pro 20 and Max 50. See the listing video maker.

How do I make property reels for Instagram and TikTok?

Film short clips of the home on your phone, following the shots the reel maker asks for, and upload them, or use photos and clips you already have. Plinth writes the script and on-screen captions for you to rewrite in your own words, adds the music, and exports a vertical 9:16 reel at 1080p and 60 frames a second, ready for Instagram, TikTok or YouTube Shorts. Captions are generated for people watching on mute. See the reel maker.

What makes a good property reel for a Singapore listing?

A good listing reel stops the scroll in its first two seconds, shows the home room by room in a short vertical video, and ends with one clear reason to message you. Keep the captions on screen for people watching on mute and the facts accurate. Plinth plans the shots, writes the captions and handles the edit, so you only film the clips. Solo makes 15 reels a month, Pro 40 and Max 100.

Can I virtually stage or redesign an HDB room with AI?

Yes, and it is not a dramatic AI makeover. In the Redesigner you upload one photo of a room, and the redesign keeps the same camera angle and the same lighting, so the room still looks like itself. It furnishes the room with real products you can buy from Singapore stores such as IKEA, HipVan, Castlery and FortyTwo, each with its price and a link, within the S$ budget you set, and it can include furniture you already own. Choose how much changes, from least to most: Keep the feel, Restyle or Full revamp; or choose Empty room to clear the furniture and show the bare room. Solo includes 20 room redesigns a month, Pro 60 and Max 150. See the Redesigner.

Can I use a redesigned room in a listing?

Yes, labelled as an illustration of what the room could look like, not its current condition, and shown beside the original photo. Because the redesign keeps the room's own camera angle, walls, floor and light, and uses real furniture at real prices, buyers can compare the two honestly. CEA expects property advertising to be accurate and not misleading, so the label and the original matter.

How do I make a 3D virtual tour of an HDB flat or condo?

Take a 360° photo of each room, upload them to a tour, and connect the rooms so buyers can walk from one to the next in their browser. You add highlights on the photos (a feature, a view, nearby places, a material or more photos), write the guide's line for each room and turn it into a voice-over, and can feature a furnished redesign of a room beside the real one. Share it on a private link, tracked or untracked, or export the whole tour as one file. Solo keeps 2 tours online at once, Pro 10 and Max 30. See 3D tours.

Do I need a 360° camera for a Plinth tour?

A tour is made from 360° photos, so you need a 360° camera or a photographer's 360° shots; ordinary flat photos are not used as rooms. You can reuse panoramas you have already paid for. A Plinth phone app that guides you room by room and takes the 360° shots is on the timeline as a planned next step.

Can I see who viewed my virtual tour?

On a tracked link, Activity shows when the tour was opened, which rooms were visited and for how long, which highlights were tapped and how much of the guide was heard. It is recorded without the visitor's name or IP address.

Agent website and bookings

What is on a Plinth agent website?

Your own site under your name: every listing you are marketing with its photos, filters, what is nearby, affordability, the floor plan and frequently asked questions, plus an About section, your contact details and a WhatsApp button. It is in Pro and Max. See the agent website.

How do clients book a viewing on my website?

A client picks a home, chooses a slot from the hours and booking rules you set, and leaves their details. You confirm or decline the booking in Plinth, and the client gets an email with a private link to view, change or cancel it. Each client can hold two viewings at most, and nobody sees anyone else's appointments. You can also send one client a private booking link on WhatsApp.

Does the website have a chatbot for property enquiries?

Yes. The site's assistant answers visitors' questions about a listing only from the facts you entered for it, and about the usual buying rules. It never fills a gap with a guess. A question it cannot answer is saved for you under Activity, with any contact details the visitor leaves, so you know who to call back and why.

Can I choose how my agent website looks?

Yes. There are 12 themes in two families, each in light and dark: Generic, Ink & Ivory, Orchard, Clay, Harbour, Fig and Cobalt, and Ambitious, Paper House, Canopy Club, Tidal Atelier and Prism Gallery. You edit the site in place, every change saves as a draft, and nothing goes live until you press Publish.

Will my Plinth agent website show up on Google?

No, on purpose. Your site and your client links are link-only and tell search engines and AI crawlers not to index them, so the people who see your listings are the ones you send the link to. Share the address on WhatsApp, in your social bio or on a name card.

Plans, trial and billing

How does the free trial work?

The 14-day trial is of Pro, with trial limits: 3 listing videos, 5 reels, 10 room redesigns and 20 ready-to-send messages to try. A card is needed to start, but nothing is charged for 14 days. We remind you on day 12 and again on day 14. Cancel before the trial ends and you pay nothing at all; leave it running and Pro starts at S$99 a month, with the first payment taken on day 14. There is one trial per person and per card.

What does it cost?

Singapore dollars: Solo S$49, Pro S$99 and Max S$199 a month. Paying yearly costs the same as 10 months, so you get 2 months free, which is 17% less than paying monthly. See what is in each plan.

Can I change plans, and what if I hit a limit?

You can upgrade from Solo to Pro or Max, or from Pro to Max, whenever you need more, from the pricing page or your settings. The upgrade starts straight away, and the new plan's full allowance starts that day. If you reach a monthly limit, everything else keeps working and the limit resets at the start of your next billing month. If you run out often, upgrading is usually the cheaper answer.

Can I cancel any time, or am I tied into a contract?

Cancel any time, from your settings. There is no contract: a monthly plan runs month to month, a yearly plan runs for the year you paid for, and neither renews once you cancel. Cancelling stops the next payment, and your plan keeps working until the end of the period you have already paid for, so you are not cut off the moment you cancel.

Do I get a refund if I cancel halfway through?

No. Payments are final and non-refundable, including part-used months and unused allowances. When you cancel, you keep your plan until the end of the period you've paid for. The 14-day trial is there so you can decide before any money moves. The full wording is in the Terms & conditions.

What happens to my listings, briefs and videos if I stop?

They stay yours. The rights never move to us. Download the videos and files you want to keep before the plan ends, and re-send anything a client still needs rather than relying on a link staying live. You can start a plan again whenever it suits you.

What is the difference between Solo, Pro and Max?

All three have research, client briefs with read tracking, news, the client list, listing videos, reels, room redesigns and 3D tours; the allowances grow with the plan. Solo (S$49) has 5 properties at once, 20 briefs, 3 listing videos, 15 reels and 20 room redesigns a month. Pro (S$99) has 20, 100, 20, 40 and 60, plus Conversations and your own website; Max (S$199) has 60, 300, 50, 100 and 150. Compare the plans.

How do I pay for Plinth?

By card, through Stripe, monthly or yearly in advance, in Singapore dollars. Plinth never sees or stores your full card number. A plan renews automatically until you cancel, and if you choose a plan during the trial you are charged at once and the trial ends.

When do the monthly allowances reset?

Monthly allowances such as briefs, listing videos, reels and room redesigns reset on the 1st of each month, Singapore time. Properties, tours online and storage count what you have at once, so deleting one frees a place. Settings shows what you have used.

How do I upgrade my plan?

Sign in, open the pricing page and choose Upgrade on the plan you want. You can also upgrade from Billing in your settings. Before you pay, you see the exact amount for today and what you'll pay after that. Nothing is charged until you confirm.

What do I pay when I upgrade?

You pay the new plan's price for a full period, minus the unused part of what you've already paid. The confirm screen shows the exact amount, for example: Upgrade to Pro, S$X today (S$99 minus S$Y unused on Solo), then S$99 a month. Your billing date moves to the day you upgrade, and the new plan's allowances start fresh that day.

Can I switch from monthly to yearly?

Yes. Choose Yearly on the pricing page and upgrade as usual. The unused part of your current month is taken off the yearly price, and your billing date moves to that day.

What happens if I upgrade during my free trial?

The trial ends and the plan you chose starts straight away, charged in full that day. There's nothing to take off, because nothing was paid during the trial.

What if my card is declined when I upgrade?

Nothing changes. You stay on your current plan with your current allowances, and you're shown what went wrong. Update your card under Billing in your settings and try again.

Your material and your clients

What does a client see, and do they need an account?

They see the brief, page or video you sent, and only the sections you picked. They cannot see your other listings, your other clients or anything else in your account. No account and no app: what you send opens in their browser, on a phone or a computer.

I can see what a client read. Do I have to tell them?

Yes. A brief tells you which parts were read, how long they stayed and when they came back, so tell clients before you send a link that records reading activity. And do not treat an open or a long visit as proof of buying intent.

Can I take back a link I already sent?

You can unlist a page or stop a link, which prevents new visits. It cannot recall copies, exports or screenshots someone has already taken, so think about who gets a link before it goes out.

Is the research always correct, and who is responsible for what goes out?

Treat the research as a strong starting point, not the last word. Every fact shows where it came from so you can check it, but sources go out of date and AI-assisted drafts can make mistakes. You can edit anything before it goes out, and nothing is sent on your behalf without you choosing to send it. That makes you the one responsible: check the facts, dates, costs, captions and narration first. It supports your judgement; it does not replace professional property, legal, tax or financial advice.

Is a redesigned room misleading?

Not when it is labelled as an illustration and shown beside the original photo. Plinth's redesign is not a dramatic AI makeover: it keeps the same camera angle and the same lighting, and furnishes the room with real products from IKEA, HipVan, Castlery and FortyTwo within your S$ budget, in one of three modes from least to most change (Keep the feel, Restyle, Full revamp), or clears it with Empty room. It shows what the room could look like, not its current condition, and CEA expects advertising to be accurate and not misleading.

Your account

How do I sign in?

Choose Sign in at the top of any page. Continue with Google, or use your email and password. You stay on the page you were reading, and the Sign in button becomes Dashboard, which takes you into Plinth.

How do I create an account?

Choose Sign in, then Create an account. Sign up with Google, or enter your name, email and a password of at least 12 characters. If you use email, we send a 6-digit code to confirm the address.

I didn't get my code. What should I do?

Check your spam or promotions folder for an email from Plinth. Its subject starts "Your Plinth code". Codes expire after 10 minutes. Choose "Send a new code" to get a fresh one, which cancels the old code. If it still doesn't arrive, email [email protected].

Privacy and security

Is Plinth PDPA compliant?

Plinth handles personal data under Singapore's Personal Data Protection Act 2012 (PDPA), as its privacy policy sets out. For the client details an agent adds, and the bookings and questions from the agent's website, Plinth acts on the agent's behalf as a data intermediary. Anyone can ask to see, correct or delete their data, and the Data Protection Officer can be reached at [email protected].

Where is my data stored?

The database and servers are in Singapore, and photos, videos and panoramas are stored in the Asia-Pacific region. The privacy policy lists every service provider and where each one processes data. Plinth does not sell personal data and does not use it for advertising.

How does Plinth keep client data secure?

Connections are encrypted, passwords and sign-in tokens are stored only in scrambled form, client phone numbers and recorded conversations are encrypted where they are stored, and each agent's data is kept separate from every other agent's. Client links and agent websites are kept out of search engines. The landing site sets no cookies and uses no analytics or advertising trackers.

How long does Plinth keep reading activity and recordings?

Brief reading activity and visit records are deleted automatically after 365 days, and room redesign images after 365 days. Expired brief links are deleted 365 days after they expire. Recorded conversations are kept until the agent deletes them. An agent's listings, media and clients stay while the account is open and are deleted when the agent deletes them or closes the account.

How do I close my account and delete my data?

Write to [email protected] from your account's email address and we will close the account and delete its contents. Download any videos and files you want to keep first. Deleted data can stay in encrypted backups for up to 7 days before they are overwritten.

Using Plinth, updates and support

A support team ready to answer, 24 hours a day, every day of the year. Property does not keep office hours, so neither do we. Write to [email protected].

How do I get help?

Email [email protected] at any hour, including weekends and public holidays. Tell us the listing you were working on and what you expected to happen. If it is about your bill, include the email address on the account so we can find it.

Does it work on my phone?

Yes. Plinth runs in a browser, so there is nothing to install on your phone or your computer.

Can my team work from one account?

Get in touch at [email protected] and we will set your team up.

Are the planned changes set in stone?

No. The timeline is where we think Plinth is heading, not a promise carved in stone. We run polls, show concepts before they are built, and ask agents straight out what they want next, and the order changes when enough of you want something else first. If a feature would change the way you work, tell us. That is how things get moved up the list.

How long do these changes usually take?

Fast. Small things like fixes, interface changes and new themes or formats go out weekly, often in the same week you ask. Bigger pieces land monthly. Nothing sits in a queue for a quarter waiting for a release date, and every change is written down as it goes out, so nothing appears without explanation.

Where do I read the terms?

The Terms & conditions open in a window on any page, and cover billing, the no-refunds rule and how the service may be used.
