Terms & Conditions
Plinth is operated by AUDEOBASE PTE. LTD. These terms are the agreement between you and us when you use Plinth.
1. Who we are and what this covers
Plinth is operated by AUDEOBASE PTE. LTD. (UEN 202645192R), a company registered in Singapore (“we”, “us”). Plinth is software for property agents in Singapore: property research and slides, client briefs, property videos, room redesigns, 3D tours, a personal website with viewing bookings, recorded conversations and news for clients.
By creating an account or using Plinth you accept these terms. If you use Plinth for your agency or another business, you confirm you are allowed to accept them for it. You must be at least 18.
2. Your account
You can sign in with your Google account or with an email address and password. Give accurate details and keep them up to date. An account is for one person; do not share your sign-in.
Keep your sign-in secure. You are responsible for what happens in your account. If you think someone else has used it, write to [email protected] straight away.
3. The free trial
The free trial is 14 days of Pro, with trial allowances that last the whole trial. You start it with “Try Pro free”, which asks for a payment card; nothing is charged during the trial. Making an account on its own does not start a trial. One free trial per person and per card.
On the last day of the trial, Pro starts at S$99 a month and your card is charged, unless you cancelled before then. If you cancelled, features that cost us money to run stop until you choose a plan. Your account and your material stay in place in the meantime.
4. Plans, allowances and fair use
Our plans and their prices, in Singapore dollars, are on the Pricing page. Each plan has allowances, such as properties, client briefs, videos, room renders, tours online, conversation minutes and video storage. Monthly allowances reset on the 1st of each month, Singapore time. Others count how many you have at once, so deleting one frees a place. Settings shows what you have used.
Where a plan says “unlimited”, fair-use limits per day and per month still apply, so that one account cannot degrade the service for others. Single actions also have size limits, for example the length of one recording. When you reach a limit, that action pauses until the allowance resets or you change plan.
5. Payment, renewal, cancellation and refunds
Payment is taken by card through our payment provider, Stripe, in advance, monthly or yearly. The free trial is 14 days of Pro with trial limits and needs a card: nothing is charged during the trial, and on day 14 Pro starts at S$99 a month and is charged unless you cancel before then. One free trial per person and per card. If you choose a plan during the trial, you are charged at once and the trial ends. A plan renews automatically at the price shown when you bought it until you cancel. We will tell you before any price change applies to you.
You can cancel at any time. Cancelling stops the next payment, and your plan stays active until the end of the period you have paid for.
You can upgrade your plan at any time. An upgrade takes effect immediately; the unused part of your current period is credited against the new plan's price, and your billing date moves to the day you upgrade. You can cancel at any time, and your plan continues until the end of the period you have paid for.
You can cancel at any time, and your plan stays active until the end of the period you have paid for. Payments are non-refundable, including for part-used periods and unused allowances. The free trial is there so you can decide before you pay. Nothing here removes rights you have under Singapore law that cannot lawfully be excluded.
6. Your materials stay yours
You keep the rights you hold in what you put into Plinth: listing details, photographs, clips, panoramas, recordings, client notes and other material. You give us permission to store, process, copy and display it only as needed to run the features and sharing options you choose. That permission ends when you delete the material or your account, except for copies held for the time our Privacy Policy describes.
Only upload material you are entitled to use. Photographs from a photographer, a developer or another platform keep their own copyright and licence terms.
7. AI drafts and generated material
Some features use AI to draft text, summaries, scripts, messages and edited images when you ask for them. AI can be wrong, out of date or incomplete. Research figures, stamp duty, loan and affordability figures are general calculations from published rates.
Nothing Plinth produces is legal, tax, financial, valuation or investment advice. Check every fact, figure and claim before you use it or send it to a client. Label a redesigned room as an illustration, not the home’s current condition. What you publish or send is yours to stand behind.
8. Your duties as an estate agent
You remain responsible for following the Estate Agents Act 2010, its regulations and the Council for Estate Agencies’ (CEA) practice guidelines, including the rules on advertising. Material you publish must carry the details CEA requires, such as your name and registration number and your agency’s name and licence number, and must be accurate and not misleading. Follow your agency’s policies as well.
Plinth is a software tool. We are not an estate agency, we do not act for buyers, sellers, landlords or tenants, and we do not take any share of a transaction.
9. Clients, visitors and recordings
When you add details about clients or other people, you decide what goes in and why. You need their consent or another lawful basis under the Personal Data Protection Act 2012 (PDPA), and you must tell them how you use their details. Add only what the task needs.
Before you record a conversation, tell everyone being recorded and get their agreement to recording and transcription. Plinth asks you to confirm this every time. Never record anyone secretly.
A tracked client brief lets you see when it is opened and read. Tell the client before you send a tracked link. Reading activity is context for a conversation, not proof of what someone intends.
Stopping a link or unpublishing a page stops further access through Plinth. It cannot recall copies, downloads or screenshots already made.
10. Acceptable use
Do not use Plinth to:
- send spam, or send marketing messages that break the Spam Control Act 2007 or the PDPA’s Do Not Call rules. Check the Do Not Call Registry before you send a marketing message to a Singapore number, unless an exemption applies;
- misuse your website, booking page, booking emails or questions to phish, collect details under false pretences or send anything other than what a visitor asked for;
- impersonate anyone, or publish material that is unlawful, defamatory, discriminatory or misleading, including fake listings;
- access another person’s account or client records, probe or attack the service, upload malicious files, scrape it, or get around its limits or security;
- resell or share Plinth outside your own work without our written agreement.
We may remove material or restrict an account where needed to stop misuse, protect people or meet the law. Where it is safe and lawful, we will tell you why.
11. The service and how it changes
We work to keep Plinth available and reliable, but we cannot promise it will always be uninterrupted or error-free. Features depend on your device, your connection and outside services such as maps, public data and AI providers, and they can change as the product grows. Plinth does not promise any sale, valuation, client response or business result. Keep your own copies of material you need.
12. Ending your account
You can stop using Plinth at any time. To close your account and delete its contents, write to [email protected] from your account’s email address.
We may suspend or close an account that seriously or repeatedly breaks these terms, or where the law requires it. Unless the law or a risk to others prevents it, we will give notice first.
13. Our responsibility to you
We provide Plinth with reasonable care and skill. Apart from that, it is provided as it is, and we do not give other promises about it to the extent the law allows.
To the fullest extent the law allows, we are not liable to you for any loss or damage of any kind arising from or connected with Plinth or your use of it, including indirect or consequential loss and lost sales, commission, profit, business, opportunity, data or goodwill, however it arises.
Nothing in these terms limits responsibility for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under Singapore law.
14. Changes and Singapore law
We may update these terms as Plinth changes. For a change that matters, we will tell you by email or in the app at least 14 days before it applies. If you keep using Plinth after that, the new terms apply.
These terms are governed by the laws of Singapore. If a concern arises, write to us first and we will try to resolve it with you directly. If we cannot, the courts of Singapore decide it.
